All of the maintenance people we use are independent contractors.
With our many years in the rental business, we have developed a large pool of workers to draw upon in all fields of repair from general maintenance people, gardeners, painters, electricians, plumbers, roofers, and more. They know we can give them a substantial amount of work, so they in turn, give us prompt service, and fair prices.
We have no conflict of interest because they are not our direct employees, nor is the maintenance done by a “division” of our business. It is also common that management companies will charge a maintenance oversight fee, tacking on 10% to 20% to the maintenance bill. We do not. We do not make a profit every time maintenance is done at your property.
We will set guidelines with you, the owner, when we begin management, as to expense approval.
If you have specific vendors you want us to use at your property, or if there are some repairs you would want the option to do yourself, we will do everything possible to make that work.
The only exceptions, where we would use our own employees, would be at larger apartment complex with an on-site staff.
